PRIVATE PROPERTIES SCHEME AND NON-RESIDENTIAL PROPERTIES SCHEME*

Under the Private and Non-Residential Properties Scheme, members can use their CPF to buy private properties for home ownership and commercial properties for investment. The Board has appointed a panel of law firms to handle all legal matters required in processing members’ application to use CPF for the purchase of properties. You may choose any of the law firms on the CPF panel for your application (see panel of law firms below).

Please indicate your preferred law firm in your application form. If you do not indicate your preference, the Board reserves the right to appoint any law firm on the panel to handle your application. Please note that the legal fees payable to the Board’s law firms will be borne by you. You may use your CPF to pay for such fees.

Upon the sale, transfer, assignment or otherwise disposal of the private property, the Board may also appoint a law firm on the panel to collect the CPF monies used for refund into your CPF account. The legal fees payable to the Board’s law firms will have to be paid by you in cash.

* The Non-Residential Properties Scheme has been phased out from 1 July 2006.

PUBLIC HOUSING SCHEME
– HDB FLATS FINANCED WITH BANK LOAN

Under the Public Housing Scheme, members can take a bank loan to buy an HDB flat. HDB may continue to act for the members in such transactions, including the disbursement of CPF savings. However, members may also engage a private law firm to act for them. If members choose to use their own law firms, the Board will need a law firm on its panel to handle the disbursement of CPF savings. You may appoint any of the law firms on the Board’s panel for the application to use CPF to purchase your flat (see panel of law firms below). Please indicate your preferred law firm in your application form, if any. If you do not indicate your preference, the Board reserves the right to appoint any law firm to handle your application. Please note that the legal fees payable to the Board’s law firms will be borne by you.

CONVEYANCING FEES CHARGED BY LAW FIRMS

For HDB flats financed with bank loans, the fees payable to the law firms on the Board’s panel for the disbursement and recovery of CPF moneys are as follows:

If you engage HDB to act for you, please check with HDB on the costs payable to them.

For private properties, members often obtain recommendations from the financial institutions providing their housing loan. You may enjoy cost savings if the same law firm acts for both the Board and the financial institutions.
